What does a quick sale mean?

Well the answer to his question is not as straight forward as some people may suggest. Whilst we have cash to buy properties quickly, before doing so our solicitors would need to carry out checks to ensure we fully understand what we are buying. Some of these procedures are reffered to as 'Searches' which we must carry out before we buy any property or indeed any one else buying a property. You too would have had these carried out when you bought your house.

In essence what we are saying is that if anyone tells you that they can buy your property in within 24hrs with cash I would be inclined to suggest this is unlikely. There is a slim possiblity of this occuring if a buyer was willing to buy without carrying out any of these Checks and Searches. This is something that we at GPS would not be willing to do as it is too risky! For example we could end up buying a house which in the next year is going to have a supermarket built directly behind the garden! These checks also rely on external 3rd parties to provide us with the result, this is something that we have no control over although we do know how longs we should expect to wait before getting our results.

Also Should anybody be willing to buy your house this quickly we are pretty confident that you will not get paid more than 50% of the true market value of your house!

This means.

If your house is worth 200k

You owe the bank 95k and have arrears of 2k

Someone that is willing to buy with cash in 24hrs would be likely to offer you 100k (if that!)

If you were to accept this you would be left with £3k

GPS would never to make a deal such as this. This is simple not eithical! Whilst we are investing for the future we do not like to take advantage of other people's misfortune!

Unfortunately we have come across people that have been in just this position! Fortunately we have been able to give them a better offer.

So to answer the question how quick is quick?

We suggest that whilst we can purchase a house within 7 working days of agreeing on a price we would prefer to suggest 10 working days after agreeing a price./the reason for this is that we know this is more than realistic and are less likely to let anyone down.
